Every figure in a CondosCoopsNYC / TASFGA building audit links to its primary source — NYC Open Data, ACRIS, DOB NOW SAFETY, the NYS Attorney General Real Estate Finance Bureau, NYSCEF court records, HPD Online. Any reader, regulator, lender, or auditor can click through and verify the raw datum on file with the City or the Court.

The model that ingests, deduplicates, classifies, benchmarks, scores, and presents that data is the confidential work product of The American Society for Governance Accountability (TASFGA) and CondosCoopsNYC. It is not published. It is not open-source. It is developed and maintained as the professional product of this organization.

Public

The underlying statutes, dockets, violations, filings, and datasets. Linked in every report.

Proprietary

The composite grade model, per-unit normalization, commercial-tenant classifier, reserve-fund lifecycle weights, peer and age-cohort selection, and report layout.

Available under agreement

To regulators, lenders, auditors, court-appointed experts, and retained counsel — under written confidentiality terms.

Independent verifiability of the raw sources is a non-negotiable property of every report we ship: every claim in the PDF is accompanied by a link to the primary record. What is not published is the transformation layer between those records and the findings, scores, benchmarks, and presentation surfaces that make a report useful.
